Why Your Sprinklers Are Rotting Your Fence (And How to Stop It)

We replace a lot of fences in San Jose and the surrounding South Bay. And the number one reason those fences fail early is not termites, wind, or age — it is sprinklers.

Homeowners are often surprised when we point it out. The fence looks fine from the street side. But walk around to the lawn side and you will see the bottom rails softening, the boards closest to the ground darkening, and mold starting to form in the shaded gaps. All of it traces back to one source: water hitting the fence every single morning.

Why Sprinklers Are Worse Than Rain

Rain is intermittent. Even in a wet winter, your fence might get soaked a few days in a row, then has weeks to dry out. Sprinklers do not work that way. In the South Bay, most irrigation systems run two to three times per week, year-round. That means your fence is getting wet on a schedule, not randomly.

Worse, sprinklers usually spray from one direction — the lawn side. So one face of the fence is getting hit constantly while the other stays dry. That creates an uneven moisture load, and the wet side starts failing first.

The Signs Sprinklers Are Already Damaging Your Fence

  • Bottom rails feel soft or spongy when you press on them
  • Lower boards are darker than the rest, even when dry
  • Mold or mildew in the corners where posts meet rails
  • Posts leaning at the base while the top stays straight
  • Paint or stain peeling only on the lawn-facing side

How to Prevent Sprinkler Damage on a New Fence

If you are planning a new fence installation, there are several practical steps that will dramatically extend the life of your build:

1. Redirect Sprinkler Heads

The simplest fix is often the most effective. Adjusting or replacing sprinkler heads so they do not spray directly at the fence line can cut moisture exposure by 80 percent. Many modern heads are adjustable with a simple screwdriver.

2. Add a Gravel or Mulch Strip

Running a 6 to 12 inch strip of gravel, decomposed granite, or bark mulch along the fence line does two things. It reduces splashback from the ground, and it improves airflow around the bottom boards so they dry faster after watering.

3. Choose the Right Material

If redirecting sprinklers is not practical, the material choice becomes critical. Vinyl and PVC fencing is unaffected by constant moisture. If you want wood, go with cedar or redwood and apply a penetrating oil stain before installation. Pressure-treated pine, while cheaper, absorbs water more aggressively and will fail faster in wet zones.

4. Raise the Bottom Rail

We often set the bottom rail of wood fences 2 to 3 inches above grade on sprinkler-heavy properties. It does not change the look from the outside, but it keeps the rail out of the direct splash zone and improves drainage.

What About Existing Fences?

If your current fence is already showing sprinkler damage, the repair approach depends on how far the rot has spread. Isolated soft spots can be addressed by replacing individual boards and rails. But once the posts start rotting at the base, partial replacement usually is not worth it — the structural integrity is compromised, and the posts are the hardest and most expensive component to fix properly.

We always evaluate whether repair or full replacement makes more sense. Sometimes a targeted fix buys you 3 to 5 more years. Other times, it is throwing good money after bad.
